Hotyn Invest Industrial Park

The concept of the Hotyn Invest Industrial Park envisages the following areas of activity for participating enterprises:

• food production;
• textile manufacturing;
• woodworking;
• plastic products manufacturing;
• manufacturing of finished metal products;
• mechanical engineering;
• transport, warehousing, and logistics;
• establishment of a transport and logistics center with the possible opening of a customs bonded warehouse.

Development Plan of Hotyn Invest Industrial Park

The total area of the Hotyn Invest Industrial Park is 13.7244 hectares. Up to 10 land plots are planned within the park.

Priority sectors for placement include enterprises utilizing advanced technologies in the production of food products, beverages, clothing, mechanical engineering, agricultural processing, as well as logistics and service facilities. The selected priority areas of activity suggest that the development of Hotyn Invest Industrial Park will involve the use of modern technologies, contemporary materials and equipment, and the implementation of advanced energy- and resource-efficient solutions, including technologies for the processing of household and industrial waste.

The urban planning capacity of land plots for industrial enterprises will be determined by project documentation depending on the type of enterprise, production capacity, and characteristics of technological processes. The specific typology of each industrial facility, its capacity, production processes, cycles, and technical characteristics will be defined after the land is leased to investors, in compliance with the requirements of this Concept and urban planning justification, including environmental impact classifications. The efficiency of interaction between industrial park participants and related organizations largely depends on the placement of industrial facilities within the park.

Architectural and Planning Structure

The formation of the architectural and planning structure of the industrial hub territory is based on a clear division into four functional zones:

• Public center zone, oriented toward residential development, where major human flows will be concentrated. This zone includes administrative and social facilities (canteens, medical institutions), research and experimental units with conference halls, socio-cultural organizations, and other facilities;
• Core production zone, arranged according to the specifics of technological processes and the movement of transport, goods, and personnel;
• Auxiliary and support zone, including utility services, energy facilities, and related structures;
• Integrated warehousing and transport infrastructure zone.
